Why You Shouldn't Choose Us As Your Estate Agent

We want to attract the right people, and if you don't want to work with us, we are okay with that. Unlike other agents who chase every single bit of business, we filter our clients to deliver the best service. First, we aren't heavily reliant on a Faversham high-street shop. While Harrisons has a high street shop, it is located in Sittingbourne. Having an office window filled with properties just puts a barrier up between the people and the agent.

Secondly, we are not on Zoopla. Property portals have dumbed down the industry, serving merely as a modern replacement for newspaper ads. Instead, we rely on a database of buyers and an exclusive off-market strategy. By using our bespoke 12-step strategy, we test the market and gather insightful feedback before the whole world sees the property.

The Trap of High Property Valuations in the UK

As a nation, we are completely obsessed with what our houses are worth. Many agents will inflate their valuations just to win your business. However, my role is to advise sellers on what price to put it on the market to get the most people through the door, creating a market with multiple offers. If you price a house too high—for example, listing at £900,000 when the market value is £825,000—you risk wasting months on the market and ultimately dropping your price lower than if you had priced it correctly from day one. This tactic can easily cost you tens of thousands of pounds and massive amounts of wasted time.

Premium Service Over Market Share

Yes, we are more expensive, and I am absolutely not proud of that, but I do a lot more. We provide personalized service from the very start through to the final survey, meaning you won't be handed off to a junior negotiator who doesn't understand the market. We have a massive 94% completion rate, compared to the industry average where 1 in 3 sales falls through. We also use reservation agreements to stop buyers from unfairly renegotiating prices at the last minute, a terrifying trend that now affects a huge percentage of UK property sales. Furthermore, we do not tie you into contracts at all.

To maintain this high success rate, we keep our portfolio very small, managing around 12 properties at a time. This allows us to know the deep history of your home and tell its unique story during viewings, rather than trying to be everything to everyone and chasing market share. If a seller isn't serious about selling, we simply won't take on the house.

Community, Charity, and the Future of Estate Agents

Ultimately, we believe in prioritizing people over property. We heavily support our local community by working with charities, sponsoring flower beds restored by volunteers, and supporting events like the Faversham Safari which brings huge visitor traffic. We also focus on helping young people in schools prepare for the workplace. Being an estate agent requires deep care and a passion to help people move on to the next chapter of their lives—it is absolutely nothing like the glamorous drama you see on shows like Selling Sunset.
